It’s a real work in progress, but if you are in the Central Virginia region, take note of the “people who do stuff” wiki I have added…. Make it the one-stop resource for those seeking HVAC, carpenters, plumbers, etc. Is this a realistic goal? Maybe not, but if you don’t aim high, where should you aim? What’s a wiki?… is a type of website that allows the visitors themselves to easily add, remove and otherwise edit and change some available content …So … if you know of a good contractor, plumber, etc. feel free to add them to the “Other People Who Do Stuff Page.”* Please bear with me, as this is the first time I’ve done one of these, so … there will be changes and alterations as we evolve. It’s running on PhpWiki, an open source software that is conveniently provided by my host, Bluehost. (note, my site has been very slow lately, due to what I perceive to be the consequences of renting space on a shared server.)

Local Realtor makes – good?
Via the Inman blog:Two recent disputes over domain names involve the same Virginia real estate broker, Patsy Strong (pictured). Strong first raised the ire of her former employer, Monticello Country Realtors Inc, when she refused to relinquish ownership of the domain name monticellocountryrealtors.com, which she had registered when she worked for the company. Strong then riled a competitor, Elizabeth “Betsy” Gunnels, by registering the domain names betsysellsfluvanna.com and betsysellsmonticello.com, which Gunnels said she was using on business cards and advertisements.I remember a property I was selling several years ago in Madison. The property would have had magnificent mountain views if only for the trees that were growing along the border of the property – on the neighbor’s land. One day I had occasion to meet the neighbor and we started talking about the trees. Turns out he didn’t like my clients (lucky he didn’t know me enough to like or dislike me). He had planted the trees about thirty years prior – just to be ornery. What he did wasn’t illegal, but it just wasn’t nice.
Augusta County and phasing
And you thought Albemarle’s phasing proposals were onerous. Read Augusta County’s proposal – Summary…. Hat tip: NBC 29. For the life of me, I couldn’t find the story on their vaunted new website.Augusta County remains more agricultural (I believe) than Albemarle, but still …… Amends § 25-77 (Lots and subdivisions) to limit the subdivision of new lots in General Agriculture (GA) Districts to one every three (3) years and to include boundary line adjustments for purposes of such limitation…. Amends § 25-85 (Lots and subdivisions) (1) to limit the subdivision of new lots in Exclusive Agriculture (XA) Districts to one every five (5) years and to include boundary line adjustments for purposes of such limitation, and (2) to cease treatment of contiguous tracts in Exclusive Agriculture (XA) Districts that are wholly or partly owned by the same person, firm or corporation as a single parcel for purposes of the limitation. I am learning the Augusta/Waynesboro market, so I don’t (yet) want to take a hard stand on anything there yet. But are there any property rights advocates out there who might be able to educate me?
Charlottesville MSA’s 3rd Quarter Stats
Can be found hereThe City of Charlottesville loves the condo sales! More on these numbers later … take a breath … we’re not as bad as many (most?) of the other markets out there …
More pictures, please
One would think that the slowing market would make There are 2021 active residential properties in Charlottesville, Albemarle, Greene, Fluvanna and Nelson Counties.52 have no photos at all (but many new construction properties, although finished, still have “artists’ renderings” as the “photos.”)381 have only one photo1588 are marked as having more than one photo.Remarkably, only 167 properties have a Virtual Tour of some sort. Granted, not all properties warrant Visual Tours, but certainly more than 8% of the properties out there should have more exposure. Pictures may not sell the property, but they will certainly generate interest in a property. Many clients have told me that they do not even look at properties online if they do not have photos. To the contrary, I love these properties (from a Buyer’s Agent point of view) as they typically have less traffic. Less traffic frequently = more motivated Sellers.

Reduce your energy costs and get a tax creditExotic loan programs and potential foreclosuresThe Downtown Mall shows signs of wear – from all the vehicular traffic. What a shame that the hub of the City is encouraged to deteriorate. If only more writers/bloggers (myself included) would take the time to research effectively …Hybrid fee structures and flat fee representation – there is a future in this, and I think I am going to develop this as a component of my business. Soon.Blog integrity is important. If readers question your motives, that trust, the trust that helps define blogging as different than other media, is lost.
