FWIW, I think Redfin would be toast if buyers controlled their own half of the real estate commission. They’re willing to accept less service because “it’s free.” Once they start feeling like it’s their money, they will negotiate down on price and up on service — just like sellers do now.
I am working on a post right now calling for just that – to move the discussion of “divorcing the commissions” beyond the blogosphere/re.net – to effect change, we will need to get the NAR and Congress on board, among others. I will be using some of what you have written on the matter as well.
