Turtle Creek condo market update
I am currently marketing a condo in Turtle Creek*, have been for a couple of months and through a couple of price reductions (the most recent of which was a $10k reduction yesterday)…. I continue to think that Turtle Creek remains a wise purchase, primarily from a quality of life perspective – it is well-located, generally well-run and perhaps most importantly, well-built (and it’s not a condo-conversion).This year, 26 condos have come on the market…. 7 went under contract in that timeframe.In 2005, 9 condos came on the market between 1 January and 1 June and 6 went under contract. In 2004, 11 condos came on the market between 1 January and 1 June and 10 went under contract.Notice a trend?* I generally do not discuss properties I am marketing, but this one fits in line with the greater real estate market in Charlottesville, and the condo market specifically.
Do they know Whole Foods is moving?
Just curious, based on this newswire stating that Federal Realty has bought Shoppers World in Charlottesville, home of Whole Foods. But, isn’t Whole Foods moving? I thought so.
You’re buying your Monday mornings
Showing property this weekend, I put words to a change that I have recognizes as the market has shifted. My clients have the luxury of time to do more and better due diligence prior to buying a home…. Granted, it wasn’t the best day for it, as the rain was intermittent, but the point is we had the time to do so (and we’ll probably do it again today).I encouraged my clients to take the time on Monday morning to drive from Point A to Point B during rush hour …… If you’re going to do it five days a week for the next several years, shouldn’t you do it at least once before you buy?We are all adjusting to the changing market, and this is one of the benefits to the shift.
Realtors under 25 in Charlottesville?
I have always been one of the youngest Realtors in the market, but after six years, that is no longer the case (and I feel old at 31!). Realtor magazine just released their 30 Realtors under 30, and Loren did a great rundown of their websites…. The profile of Realtors across the Commonwealth reveals some interesting facts about my fellow Realtors, including this:In Virginia, 58 percent of REALTORS are female; nationwide, it is 59 percent. The median age of REALTORS® in Virginia is 54 (nationwide 51).
