Despite my above preface, here are a few quick facts:
New Construction:
– New construction total # of sales – up 9%
– Median price of new construction – up 9% as well
– Albemarle County remains the highest-producing new construction locality, with 68% of the residential new construction.
For the City of Charlottesville:
– Price per square foot was up 7.56%, year over year.
– Average list price was up 9.4%, year over year.
For the County of Albemarle:
– Price per square foot was up nearly 6%
– Median sales price was up nearly 2%
A couple 2014 Nest facts:
– Nest has Achieved #1 market share in the entire MSA for both closed volume representing buyers, and closed volume representing sellers.
– We added four new brokers to the Charlottesville office
– We added two new offices, one in Wilmington, NC and one in Asheville, NC

It is nice to see median prices increasing steadily. I would love to see this same report starting from 2007 before the housing market crash. That would help us be able to visually see if the market has fully recovered or whether it has set a new standard.
