ChatGPT and Real Estate Listing Descriptions

So … ChatGPT is pretty darn good.

“write a listing description for a split level home built in 1973 that needs updating but is on a big lot close to amenities”

My new listing doesn’t have a garage, but this is an outstanding framework.
I’m not ashamed or afraid to use this as a baseline (and tell you about it).
“Welcome to this charming split level home, built in 1973 and situated on a spacious lot. While the home does need some updating, it provides a blank canvas for you to put your personal touch on and make it your own.

The home features a traditional layout with three bedrooms and two bathrooms. The main level includes a cozy living room with a fireplace, a formal dining room, and a kitchen with ample cabinet and counter space. Upstairs, you’ll find the bedrooms, including a master suite with its own private bathroom.

The lower level offers additional living space with a family room, a laundry room, and access to the attached two-car garage.

The large backyard is perfect for entertaining and offers plenty of room for outdoor activities. The home is conveniently located near amenities such as schools, shopping centers, and restaurants. Don’t miss out on the opportunity to make this house your forever home!”

There’s no garage, but this is a good start.

ChatGPT doesn’t yet replace humans, and some of the AI moves by Zillow, CoStar and the like, but for now, humans have the advantage of being able to smell, look and evaluate next door, traffic and traffic patterns, and so many other as-of-yet unZillowables.

Also – I’m always happy to talk to you if you’re interested in talking about selling your home.
