Water is bad.

I’ve said the sentence, “water is bad” to almost every buyer I’ve worked with.

A home inspector said this to me once, and I’ve since said it many times —

There are 10 things that go wrong with a house:

1. Water
2. Water
3. Water
4. Water
5. Water
6. Water
7. Water
8. Ice
9. Structural, and
10. Water, and if you go to structural, it’s probably caused by water.

Defend your house against water.

1. Mold in the crawlspace? Probably from water from stopped up drains
2. Leak in the roof? Water
3. Retaining wall falling over? Hydro static pressure from the water.
4. Foundation wall cracking? Probably from gutters or grade. (or tree roots, but they’re fed by water, so we’ll blame water)
5. The pressboard falling about below your kitchen sink? Water.
6. Leaking o-ring on the toilet? Water.

And on. And on. And on.
