The Charlottesville Podcasting Network has a nice post this morning about the two podcasts we have recently done. I hope to do the third one early next week in studio, where the audio quality should be much better…. Maintaining a competitive edge and implementing emerging technologies effectively is a challenge. I have a feeling that there will be followers.I said it on my site, but want to say it here:These podcasts would not be possible without Wordcast Productions and Flying Dog Media. Most “good things” require teamwork and strategic associations. This is one of those “good things.” My thanks and gratitude to them…. I trust this to be the case.Everyone has to start somewhere.

David Hendrick at the DP wrote a good article for this past Sunday’s paper regarding the slowing Central VA market. He takes a reasonable tact that describes the market rather than attempt to instill fear about the market – another reason why I like reading his stuff in the DP.The article also notes the first time that I have been quoted “above the fold” in print…. Waldo’s right – Experts gain a lot, I believe, by giving away bits of their expertise in this format. It creates a new customer base, it gives something of value to the community, and it is bound to help forge ties between unlikely groups of people, which is always great.

Too few use Virtual Tours
There are 1147 properties actively on the market in the Central VA region as of this morning…. Granted, some properties simply do not lend themselves to be marketed this way, but the vast majority of homes do. The more people who can see inside your home (remove all personal pictures, etc. first!) the greater potential for gaining more showings and thus, hopefully a sale.
Open House in Crozet this weekend.
I rarely do Public open houses because I think that they typically are an opportunity for the agent to gain buyers rather than actually sell the house. However, this weekend I will be holding 720 Grayrock Drive open from 1 until 4pm, as the timing works out well for me and for my sellers and I am trying to continue my focus on the Crozet market. Please stop by; this house is beautiful inside and out.
It’s working!
Today, as part of a larger post, I received a little bit of recognition from Cvillenews.com – Jim Duncan provides a great example of how a blog can be beneficial to its author and to the community…. Now, if you asked me to name three real estate agents in the area, I don’t doubt that I’d name him. The few hundred subscribers to the Charlottesville Blogs RSS feed may well do the same, as would whatever number of people read his site regularly. The benefit to me is that I now have a sense of area real estate — I understand what the trends are, how we’re impacted by national market changes, and I think I get how real estate fits into the large picture in Charlottesville.Going from “never heard of” to “one of three” is pretty good, and frankly feels kind of good.
