What, Pray Tell, is the Character of the Area Surrounding the Shops at Stonefield?
Just curious.
Albemarle’s Architectural Review Board is in a bit of an unenviable position, but let’s be serious.
The Shops at Stonefield are going to be big, likely going to be ugly, will probably look like almost any other big box development in the US, and will represent a huge step towards homogeneity in Charlottesville/Albemarle.
The ARB guidelines state (PDF):
Compatibility with the character of the Entrance Corridor:
5. It is also an important objective of the Guidelines to establish a pattern of compatible architectural characteristics throughout the Entrance Corridor in order to achieve unity and coherence. Building designs should demonstrate sensitivity to other nearby structures within the Entrance Corridor. Where a designated corridor is substantially developed, these Guidelines require striking a careful balance between harmonizing new development with the existing character of the corridor and achieving compatibility with the significant historic sites in the area.
Maybe they’re operating under guidelines different than the ones I was able to find.
So, what exactly is the character? I looked at the existing “entrance corridor”:
Seminole Square mall – Cheeseburger in Paradise, the Express Car Wash, Chili’s, strip with Sprint and the UPS Store, on the east side of 29, Burger King, and lots of parking lots. Stonefield is replacing the old Blockbuster and 7-11, and lots of trees and natural landscape. If the ARB truly wanted to be consistent, the Shops at Stonefield would have to emulate trees.
Note that a labeled look from above shows the existing character of the 29 corridor.

Trader Joe’s is Coming to Charlottesville! (Maybe)
Located at the intersection of Hydraulic Road and Route 29, Stonefield will be anchored by a 65,000 square foot Regal Cinema, with 14 screens and stadium seating, making it the largest cinema within a 60 mile radius of Charlottesville. … “From the beginning, a state-of-the-art cinema has been part of our strategic plan as we create the foundation for a signature shopping and entertainment experience,” said Jessica Bruner, Vice President of Leasing for Edens & Avant. “In addition to Regal Cinemas, we are extremely excited to introduce Trader Joe’s to Charlottesville – a specialty grocer that we feel is a perfect fit for such a progressive community .” … Along with Regal Cinema, Edens & Avant is also assembling an eclectic mix of regional retailers and restaurants that will be characteristic of theCharlottesville community.
No More Albemarle Place?
As already revealed, the development will feature a million square feet of residential space and nearly a million more square feet of retail and office space, including a new 14-screen Regal Cinemas with a high-tech IMAX® theatre. However, the latest renderings of the project showed something that a lot of folks will hope is not just wishful thinking: a Trader Joe’s on the corner of Hydraulic and Route 29. … Whether or not actual contracts have been sign with those companies can’t be confirmed, but the general feeling among County planning officials is that the long-awaited project is actually going to get built. … Not only does the building site need to be fully prepared, proposed proffers have Edens & Avant chipping in $1 million to build a fourth southbound lane on Route 29 from Westfield Road to 29/250 interchange, and a second lane for the on-ramp on to 250 West.
