Charlottesville and Albemarle’s Places 29 – Same Old, Same Old

I stand by what I said in June of this year : Places 29 , Albemarle County’s plan for the 29 North Corridor is in its fifth year (at least) and public outreach meetings continue. Candidly, i suspect that this plan will continue to be yet another exercise is the County and county business leaders publicly demonstrating that their best interests are served by continuing the planning process while those citizens to actually drive 29 continue to lament the interminable planning and delays of the aforementioned “leaders.”

…What I mean by this is that some parts of the city and county are becoming relatively ignorant of each other, as the residents don’t need to leave their respective worlds. As each neighborhood develops continues to evolve and develop and re-develop its own identity, residents may become more involved hyper-locally but less-so in the greater Charlottesville area.

Greene County Schools’ Growth

Harrisonburg City grew by an astounding 4.59%, but we outpaced Albemarle, Charlottesville, Louisa, Madison, Orange, Fluvanna, Rockingham, Staunton, and Nelson.

…I suppose that quite a bit of that growth can be attributed to NGIC/DIA as well as the fact that now that Greene has a Lowe’s and Super Wal-Mart people are more inclined to stay in Greene rather than always have to go to Charlottesville. Also, I’d bet that that Hollymead Town Center – Harris Teeter and Target – derives a fair amount of their traffic from southern Greene County.

…If you want a small farm to keep a pony for the kids or a nice vegetable garden, going north may be the answer.

Charlottesville and Albemarle Need to Stabilize Population?

ASAP says their research at this point is still insufficient to identify a specific optimal population for the community. However, faced with a limited supply of natural resources, Marshall said housing is the key piece of community infrastructure that needs to be limited to reduce demand.

I’m sure that Fluvanna, Greene, Nelson, Louisa and the other surrounding counties would love to have Charlottesville/Albemarle place caps on housing starts. … CharlAlbemarle would then have traffic coming into the urban ring without the benefit of property taxes (which don’t cover the cost of housing). – How does one define “optimum population” and what are the consequences for exceeding said optimum population ? – Maybe we could also institute congestion pricing as they have in London (really not a bad idea) instead of a moat. – Would we restrict services to residents if they weren’t in the urban ring and didn’t pay a fire or rescue fee ?

Dredge? Dig? Drig? Charlottesville and Albemarle Need a Water Plan

I could make at least two arguments: 1 – The City Council has once again demonstrated their collective inability to stick to a plan that was hammered out over many years and was a good plan. 2 – Congratulations to City Council for being flexible, relatively nimble and for listening to the people This much is known – we need water, and it’s not an infinite supply and Charlottesville and Albemarle aren’t alone – Fluvanna and Louisa have been talking about water for some time .. … And the dam supporters had some pretty big guns: the Chamber of Commerce, the aforementioned former Supervisor, the League of Women Voters, and the Nature Conservancy, the enviro-group credited with devising the dam/pipeline plan. … Charlottesville Tomorrow : Charlottesville City Council has unanimously approved a revised community water supply plan proposal that emphasizes phased construction of a new or refurbished Ragged Mountain Dam (with an initial water level height increase of 13 feet and a larger foundation that would support up to a 42 foot increase in water level), extensive and ongoing dredging of the South Fork Rivanna Reservoir, a new pipeline connecting Ragged Mountain to South Fork, and aggressive water conservation efforts.

Can Crozet have Three Centers?

Downtown Crozet needs to do something to combat the challenges put forth by: – The 250 West Corridor – Anytime Fitness, Harris Teeter, medical and dental offices, restaurants, office space … residential housing … – Old Trail Village – ACAC Fitness, Trailside Coffee, restaurants, Augusta Medical facility, Advanced Center for Physical Therapy (awesome place – they helped me rehab my ankle after a soccer injury) … residential housing in Old Trail Village .

…A group that oversees planning in Crozet has endorsed a new concept to redevelop a lumber yard on the Square into a walkable and livable community similar to Charlottesville’s Downtown Mall. 


…“This is a very small scale, a version of that, but what it does create is the ability to have a gathering space and some place where people love to go [in] Crozet.” 
… “From [research and development] business to office space, restaurants, retail [and] some housing,” Roell said, “it will provide a variety of opportunities for people to locate their businesses, live, work, play and entertain each other.”
